What We’ll be Doing

The inspector will assess the home’s foundation, roof, plumbing, electrical systems, HVAC, insulation, and appliances, checking for wear, structural issues, and proper functionality.

The inspection usually takes at least two hours, and the inspector will document their findings with photos. Several photographs will be taken of the home and many will be included in a report sent to the client.

How You Can Help

To prepare for a home inspection, make sure the inspector has easy access to all key areas of your home, including the attic, basement, crawl spaces, garage, and the main electrical panel.

Remove any clutter or obstacles that could block access to these areas.

If you have locked spaces, provide keys or codes for entry. Ensure all utilities (water, gas, electricity) are on and working so the inspector can test them.

What to Expect From Us

We tend to arrive to the property 15 minutes before the scheduled appointment. When arrived, we will make ourselves known by ringing the doorbell, or knocking, and introducing ourself.

We understand that this can feel like an invasive process so all appliances and systems will be returned to preconfigured controls. We hope to make your home feel as if we weren’t even there.
